What's my street doing?
Give me your address and I'll send back every sale within a half mile of it this fall. Not a Zestimate. I pull it myself, usually within a day or two.
- 1Every sale near you
What closed within a half mile since Labor Day, what it listed for, and what it actually sold for.
- 2How fast, and against ask
Days to contract on each one, and whether it went over or under the asking price. In Wilmette the middle of the market is 9 days. In Northbrook it's 16. Your street has its own number.
- 3What I'd fix first
If you were listing in the spring, the three things worth the money and the ones to skip. Most sellers get this backwards.
Why not just look up your town? Highland Park's typical home is about $800K, but inside that same town neighborhood values run from the low $100Ks to over $2M. The town average isn't your house.
